Rights & obligations
As a tenant in hospitaverhuur, you have legally established rights as well as obligations. Here's an overview, so you know where you stand.
Your rights as a tenant
Right to quiet enjoyment
You have the right to a peaceful, safe living situation. Your host may not disturb you without reason or restrict your normal use of the room and shared spaces.
Privacy
Your room is your private space. Your host may not enter your room without your permission. This applies even when you're not home.
Registration at the address
You have the right to register at the municipality at the address where you live. Your host may not refuse this.
Tenant protection
With hospitaverhuur, there's a 9-month trial period. During this period, your host can terminate the contract with 3 months' notice without a specific reason. After the trial period, you receive regular tenant protection. Your host can then only terminate with a legally valid reason.
Fair rent
The maximum rent is set by the Housing Valuation System (Woningwaarderingsstelsel/points system). Paying more than the maximum rent? You can go to the Rent Tribunal (Huurcommissie).
Your obligations as a tenant
- Pay rent on time: Pay the agreed rent on the agreed date
- Respect house rules: You're living in someone's home, so follow the agreed rules
- Treat the property with care: Handle the room, furniture, and shared spaces responsibly
- Report damage: Report damage to your host immediately
- Register at the municipality: This is a legal requirement
- Cancel properly: Follow the notice period and cancel in writing
