Points system (WWS)

The Housing Valuation System (Woningwaarderingsstelsel/WWS), better known as the 'points system', determines the maximum rent you can charge for a room. This is laid down by law and applies to all room rentals in the Netherlands.

How does it work?

Your room earns points based on various factors:

The total number of points determines the maximum rent. Point values are set annually by the government.

Why is this important?

If you charge more than the points system allows, the tenant can start a procedure with the Rent Tribunal, which can lower the rent retroactively. So it's wise to calculate your rent price beforehand.
