The right rent price is a balancing act: fair for the tenant, realistic for you, and within legal limits. We're happy to help you get started.
What determines the rent price?
- Room size: Larger rooms can command higher prices
- Location: Rooms in popular cities like Amsterdam, Utrecht, or The Hague are priced higher
- Amenities: Furnished, private bathroom, garden: these affect the price
- Inclusive or exclusive: Are gas, water, electricity, and internet included?
- Market prices: Check what comparable rooms in your area cost
Legal maximum
Room rental is subject to the Housing Valuation System (WWS). This points system determines the maximum rent price. If you charge more than the system allows, the tenant can take it to the Rent Tribunal.
Our tip
Set a fair price that matches what you offer. A price that's too high scares off good candidates; too low can actually attract the wrong audience. During your intake interview we can advise you on a suitable rent price.
