Yearly rent increase
As a landlord you may raise the rent once a year, but there are legal limits. The government sets a maximum percentage each year. Below is what applies for 2026.
Maximum rent increase in 2026
- Regulated (social) rent: as of 1 July 2026 a maximum of 4.1% (based on average inflation plus 0.5%). Most rooms fall under these regulated rules. For a low rent (below €350), a fixed amount of up to €25 may be charged instead of the percentage.
- Mid-market rent: in 2026 a maximum of 6.1% (collective-wage development plus 1%).
- Private sector: in 2026 a maximum of 4.4% (the lower of inflation and wage development, plus 1%).

What to keep in mind
- As a rule you may increase the rent once a year.
- Announce the increase in good time and in writing (for regulated rent a notice period of at least two months applies).
