Reach and match criteria

Your listing is free and reaches 80,000+ home seekers: students, starters, internationals, working people and couples. Together we set the match criteria, so the responses you get come from candidates who suit your space and your conditions.

Responses and introductions

Candidates who fit respond through the platform. You look at their profile, chat with them and plan an introduction yourself. You choose who you rent out to.

A contract that holds up

A tenancy agreement for an indefinite or a fixed term, matched to the living space and the rules. Drawing it up, adjusting it and signing it all happens digitally on our platform. Prefer to work with your own contract? That is possible too: you simply upload it to our platform and still sign it digitally.

Deposit

The deposit is paid and held through Hospi Housing. Your dashboard shows whether it has come in before the tenancy starts, so you begin with clear agreements.

Always reachable, throughout the tenancy

Questions about the rules, a tenant moving out or something going differently than agreed: you can always reach us, from the intake to the end of the tenancy.

You draw up the contract and sign digitally on our platform, the deposit is paid through us and your dashboard shows the status. After that we stay reachable.

What to keep in mind as a landlord

The rules for renting out have changed in recent years. These are the main points; at the intake we go through them with you for your address.

Rent and the points system

Since 1 January 2025 every new tenancy agreement comes with a points calculation (WWS). Up to and including 186 points the rent is regulated and capped; above that you are in the free sector. We work out with you what you may ask for your space.

The points check through Hospi Housing

Indefinite or fixed-term contract

Since 1 July 2024 a tenancy agreement for an indefinite term is the norm. Renting out temporarily is still possible in specific situations, for instance to students who study in the Netherlands or in another city temporarily, or with a diplomat clause while you are away yourself. We advise which contract fits.

The contract types explained

Permits per municipality

If you rent out a home room by room to three or more people, many municipalities require a conversion permit. Some municipalities also require a landlord permit. We know what applies at your address.

Rules per municipality

Good landlordship act

Since 2023 national rules of conduct apply to landlords: a written contract, clear information for the tenant, a deposit of at most two months’ basic rent and no discrimination in selecting a tenant. Our process meets them as standard.

Rules for private landlords and owners’ associations

Tax

A home or room that is not your main residence usually falls under box 3; the room rental exemption only applies to a room in the home you live in yourself. Get advice if in doubt; we think along about the set-up.

Last updated on 16 October 2026. We update these points as soon as the rules change.
