Hospita rental and your mortgage
Do you own a home with a mortgage and want to rent out a room? Then there's one golden rule: inform your lender. This page explains why that matters and what to expect.
Why permission is needed
Almost every mortgage's terms state that you live in the home yourself. Renting out a room isn't automatically covered by that. If you do it without informing your lender, you formally breach the terms, and in the worst case the bank can call in the loan. You'll want to avoid that, especially as it's so easy to sort out.
What happens when you report it?
Most lenders allow hospita rental, provided you keep living in the home yourself and it concerns a room (not a self-contained dwelling). Sometimes conditions apply, such as a maximum number of rooms. Ask your lender for written confirmation and keep it safe.
And the National Mortgage Guarantee (NHG)?
As of June 2026. At the moment NHG does not yet allow room rental. With the upcoming Hospita Rental Act the intention is that hospita rental will also become possible for homes with an NHG mortgage. Have NHG? Then first check the current conditions with NHG and your lender.
