Deposit management
The deposit protects you as a host against damage or unpaid rent. With Hospi Housing you arrange deposit management safely and simply: we hold the deposit for you throughout the entire rental period.
Paying the deposit via Hospi Housing
As soon as you have offered a contract, your tenant can easily transfer the deposit through the platform. We then keep that amount safe for the full rental period, so it's clearly settled for both of you and you don't have to keep a separate account yourself.
How much deposit can you ask?
By law you may ask a maximum of 2 months' base rent as a deposit. Don't ask for more. It's not allowed and can lead to problems. Always record the exact deposit amount in the rental contract, and make an inspection report with photos of the room at the start. That's your reference point at move-out.
At the end of the rental
Has the rental period ended? Then we return the deposit neatly within 14 days (the legal term) to your tenant. As a host, you don't have to do anything for this.
Withholding part of the deposit
Would you like to withhold part of the deposit, for example because of damage or unpaid rent? You can do this easily on the website, under Tenants. Indicate which amount you want to withhold and for what reason.
Does your tenant accept the proposal? Then we transfer the remaining amount to the tenant and the withheld part to you. First carry out a final inspection together, and always back up a deduction with photos and a breakdown. That prevents disputes.
