Living under one roof works best when expectations are clear from the start. Good house rules and mutual respect for privacy make the difference between 'renting out a room' and 'sharing a happy home'. Here's how to approach it as a host.
Set clear house rules upfront
Discuss your expectations before your tenant moves in and put the main arrangements in writing. Think about:
- use of shared spaces (kitchen, bathroom, living room);
- cleaning and who does what;
- visitors and overnight guests;
- quiet hours and noise;
- smoking, pets and parties.
It needn't be a long list of rules. A few clear agreements prevent most misunderstandings.
Respect each other's privacy
Your tenant's room is their private space. As a host you don't just walk in; agree that you'll knock and only come in with permission or in urgent situations. In return, you can expect your own privacy too. Good arrangements work both ways.
Communication is everything

Put it in writing together
