Prepare your space
A well-prepared room attracts better candidates and gets the rental off to a smooth start. Here you'll find everything you need to get your room ready.
Minimum room requirements
- Minimum 7m² of living space (bigger is always welcome)
- Daylight: A window that opens to the outside
- Ventilation: Ability to air the room
- Heating: A working heater in the room
- Access to shared spaces: Kitchen, bathroom, and toilet
- Safety: Working smoke detectors in the home
Furnished or unfurnished?
Most rooms on Hospi Housing are offered furnished. Tenants love this, as they can move in right away. At a minimum, think of:
- A bed (at least single)
- A wardrobe
- A desk or table with chair
- Lighting
Unfurnished rental is also possible, just mention it clearly in your listing.
Setting house rules
Clear house rules are the foundation of pleasant cohabitation. Think about:
- Quiet hours: When should it be quiet in the house?
- Guests: Can the tenant have visitors? Overnight stays?
- Cleaning: How do you divide household tasks?
- Cooking: Together or separately? Do you share each other's things?
- Shared spaces: What agreements apply?
- Pets: Are they welcome?
Being clear upfront beats dealing with conflicts later. You can include your house rules in your profile so candidates know straight away what to expect.
Wi-Fi and amenities
A working Wi-Fi connection is essential these days. Make sure your tenant has internet access. Other amenities that make your room extra appealing:
- Bedding and towels
- A lock on the room door
- Sufficient power outlets
- Storage space
