Renting out in Hilversum

Hilversum is the 'Media City' of the Netherlands: the Mediapark is the national broadcasting and media cluster, and the city focuses on housing for workers, students and starters around three hubs: Mediapark (media), Arenapark (education) and Monnikenberg (healthcare). Hundreds of extra social homes are also planned. The municipality falls under the Gooi en Vechtstreek housing ordinance.

Hospita rental: usually permit-free

To rent out a room you don't need an environmental permit, as long as you rent out no more than 25% of the living space. Informal carers may exceed that limit without a permit. A single hospita room usually stays well within this.

Room conversion and home splitting are in principle prohibited across the whole city and only allowed under strict conditions via the environment plan and policy rules; some areas are excluded entirely. You can request a feasibility study in advance to know where you stand.

Official info: gemeente Hilversum: splitting and room rental (in Dutch). As of June 2026. Always check the current rules with your municipality.

For the national rules, see General rules for room rental. Also check the impact on your municipal taxes.
