Renting out in Amstelveen
Amstelveen borders Amsterdam and lies close to Schiphol, which makes it a genuine expat city: a sizeable share of residents come from abroad, and international companies such as KPMG and Canon have their headquarters here. Demand for housing therefore comes strongly from knowledge migrants and professionals.
Hospita rental (living-in): permit-free
Living-in is possible without a permit, provided you use the home as your main residence and use at least 60% of the space yourself. You may rent to a maximum of three guests (not counting your own household), each adult guest has their own bedroom meeting the building code, and the rented part averages at least 12 m² per guest. Renting outbuildings or self-contained units is not allowed.
Renting to more people
For room-by-room rental a conversion permit is required. A maximum of four residents applies (one per room), with at least 15 m² of shared living space and 15 m² per resident. No second room-rental permit may exist within 50 metres of a ground-level home, and in apartment complexes a maximum of 10% of units applies. Social housing is excluded, and the municipality's parking norms apply.
