Renting out in Amsterdam

With over 940,000 residents, Amsterdam is the largest and most expensive housing market in the Netherlands. The city has around 90,000 students at the UvA, VU and HvA, and the shortage of student rooms runs into the thousands; an average room quickly costs around €945 a month. Demand is greatest in areas such as De Pijp and Oost. Hospita rental can offer just that extra spot.

Hospita rental (living-in): permit-free

For living-in you don't need a permit: you live in the home yourself, both of you are registered at the address (BRP), you rent to one extra person or household, and there is a written rental contract. Since 1 January 2025 the waiting time before you may take in a tenant has been shortened from two years to one year, and that waiting time disappears entirely if either party is married or in a registered partnership.

Renting to more people (home-sharing)

Without a permit you may rent to at most two people who do not form a household. From three people a conversion permit is required, with a separate contract per room and points-based rent. Quotas apply per district and per building (at most 25% of homes in a property or connected row), and when applications exceed the available slots, a lottery decides.
