Renting out in Breda
Breda is above all an applied-sciences city: Avans and BUas (Breda University of Applied Sciences) together count thousands of students, and the city itself speaks of tens of thousands of students in total. There is no research university (Tilburg is nearby for that), but student housing is high on the political agenda, with campus plans around the universities of applied sciences.
Hospita rental: permit-free (hospita arrangement)
Under the hospita arrangement you may rent out part of your home to one or at most two people without a municipal permit. Conditions: you live in the home yourself and share kitchen, toilet and bathroom, and you are the 100% owner or you rent from a Breda housing corporation (with written consent).
Renting to more people
Larger-scale room rental runs via the older ordinance on lodging and room-rental establishments: for properties where you let rooms commercially to five or more people, a permit from the municipal executive is required. Beyond and outside that, room conversion is assessed per address via the environment plan and the environmental permit. Always check this with the municipality in advance.
