Renting out in Den Bosch

's-Hertogenbosch, or Den Bosch, now has more than 162,000 residents, a record. The city has a varied group of housing seekers: students from Avans, HAS and JADS, but also starters, families and seniors. The housing shortage is estimated at more than 3,000 homes, and the municipality works with Hospi Housing and local corporations on hospita rental.

Hospita rental: permit-free

You may rent out up to two rooms to a maximum of two people without a permit, provided you are the main resident and the home is your principal residence. Conditions: both of you are registered at the address, you use at least 50% of the home yourself, your tenant has at least 10 m² of living space, you share kitchen, bathroom and toilet, and there is a written rental contract.

Renting to more people

Converting into non-self-contained rooms requires a conversion permit, with a maximum of four (bed)rooms. The permit requirement applies to homes with a WOZ value below €260,000. There is no distance rule and no percentage quota. The new 2026 housing ordinance has been in force since 1 February 2026.
