Renting out in Tilburg

Tilburg is a large student city: Tilburg University is growing towards 20,000 students, and with Fontys and Avans the student population is substantial. Rooms cost €450 to €600 a month on average, and because of the tight market students move out to Goirle and Oisterwijk. The city is committing to more housing with a student-housing covenant, and the number of hospita rental placements is growing steadily.

Hospita rental: permit-free

Tilburg has no separate lodger arrangement, but the permit requirement hinges on the number of residents: a permit is only needed from three people. So if you rent to one or two people, you fall below that and need no permit. The municipality actively encourages private letting.

Renting to more people

For room rental to three or more people you need a conversion permit and must be the 100% owner. A distance rule applies: a permit is refused if there is already a room-rental property within 50 metres (25 metres in so-called 'busy ribbons'). Since September 2020 the municipality no longer grants permits to convert single-family homes for three or more residents at all.
