Renting out in Wageningen

Wageningen is small but distinctly international: Wageningen University & Research dominates the townscape, with over 13,000 students. The great majority live in the town, many via the housing corporation Idealis, and the room shortage is structural. The municipality allows small-scale room rental across the whole town, provided it stays in balance with the neighbourhood.

Hospita rental: permit-free

You may rent out up to two rooms, with a maximum of one person per room, in the home you live in yourself, without a permit. Spaces above a shop, office or restaurant (up to ten rooms, one person per room) also fall under a permit-free arrangement.

Renting to more people

For room-by-room rental beyond the lodger arrangement you need a permit. A hard limit applies: at most 5% of the homes per street may be a room-rental property, roughly one in twenty. The municipality also assesses livability, parking norms, room size and fire safety. If a home is under buy-to-let protection, it may not be converted into rooms.
