Renting out in Nijmegen

Nijmegen is an outspoken student city: Radboud University and the HAN together count tens of thousands of students, and thousands of extra student homes are needed by 2030. Demand concentrates in areas such as Bottendaal and Nijmegen-Oost. Since 2022 the municipality has worked with Hospi Housing to encourage hospita rental.

Hospita rental: permit-free

If you rent out a room while living there yourself, you don't need a permit. For renting to at most two people a conversion permit is never required anyway. That makes hospita rental in Nijmegen low-threshold.

Renting to more people

A conversion permit is needed from three people or three rooms, but only for homes with a WOZ value between roughly €278,000 and €396,000. Cheaper homes are fully protected (no permit possible), while more expensive homes are exempt. With five or more rooms a fire-safety notification applies, and a livability test is carried out. The municipality is examining whether a quota is needed in certain neighbourhoods.
