Renting out in Arnhem

Arnhem is a lively city in Gelderland with students from the HAN University of Applied Sciences and the ArtEZ art academy. Room conversion is heavily concentrated in areas such as the Spijkerkwartier, the centre and Sint Marten/Sonsbeek, which in recent years led to complaints about crowding and parking. The municipality is therefore steering firmly.

Hospita rental: usually with notification

Arnhem uses a new system in which renting in regulated neighbourhoods is often subject to notification: you notify the municipality of the room rental about four weeks before you start. This is being introduced neighbourhood by neighbourhood in 2025–2026. Renting out a hospita room remains possible, but check in advance whether a notification duty already applies in your area.

Renting to more people

To rent out more than three rooms (room conversion or splitting) you need an environmental permit. Key rules: homes smaller than 110 m² may not be split or converted, and in the Spijkerkwartier room rental is only allowed if there is no other room rental within 50 metres. Minimum room areas (18 m²) and parking norms apply; with five or more rooms a building manager and fire-safety notification are required.
