Responding & viewing
Found a place you like? Great! How you respond, how you come across at a viewing, and knowing what to expect afterwards can make the difference between getting the room and missing out. Here are our tips.
Writing a good response
When you show interest in a room, the host receives your message along with your profile. Make it count:
- Be personal: Skip the generic message. Mention something specific about the room or the host's profile
- Introduce yourself: Briefly tell them who you are, what you do, and why you're looking for a room
- Show genuine interest: Explain why this particular room appeals to you
- Be clear: Mention your desired move-in date and how long you're planning to stay
What happens after your response?
- Host receives your message: The host sees your message and your profile, reviews your details, and decides whether to respond
- Waiting time: Most hosts reply within 24-48 hours. Some take longer, so be patient, but don't wait indefinitely
- Chat conversation: If the host is interested, they'll start a chat. Use it to get to know each other and ask questions
Preparing for a viewing
Has the host invited you for a viewing? Congratulations! Here's how to prepare:
- Prepare questions: What do you want to know about the room, the house, and the host?
- Be on time: Punctuality makes a good first impression
- Look around: Check the whole property, not just the room, but the shared spaces, kitchen, bathroom, and neighbourhood too
- Be yourself: The host wants to know the real you, so be honest and open
During the viewing
Good questions to ask:
- What are the house rules?
- Who else lives in the house?
- What's included in the rent?
- How do you handle cleaning and shared spaces?
- Why did the previous tenant leave?
After the viewing
Send a quick follow-up to thank the host for the viewing. If you're interested, say so clearly. And if it's not for you, be honest about that too. Hosts appreciate transparency.
No response?
If a host hasn't replied within a week, they've probably chosen another candidate. Don't take it personally. It happens all the time and says nothing about you. Just keep searching and responding to new rooms.
After a match
When you and a host both want to go ahead, a match is confirmed. At that point:
- You make the one-time €295 payment for rental support services
- A contract is prepared
- Practical details are arranged (key handover, move-in date, deposit)
