Renting out in Delft

Thanks to Delft University of Technology, Delft is one of the most student-dense cities in the Netherlands. Demand for rooms is enormous, especially in the areas around campus and the city centre, and the municipality therefore keeps room conversion firmly in check.

Hospita rental: permit-free

Renting is permit-free if at most one person lives in with you. There is a broader exception for up to two additional (unrelated) people, but only in homes larger than 180 m² where the owner or main tenant has been registered continuously for at least five years and the lodgers have permission.

Renting to more people

From three unrelated people sharing a home without their own kitchen, toilet and shower, a conversion permit is required. Delft is strict here: outside the exceptions above, permits are in practice mainly granted for homes above a shop or hospitality establishment. The permit costs around €1,732 in 2026 and the decision period is eight weeks.
