Renting out in Amersfoort

Amersfoort is a growing city in the heart of the country with an increasing housing shortage. Demand for rooms here comes less from a large university and more from starters and young professionals; the student housing provider SSHXL is active, though. The municipality uses a new housing programme to better align supply and demand.

Hospita rental: permit-free

The municipality is clear: as a hospita you rent out no more than two rooms in the property you live in yourself, and then you don't need a permit. You share facilities with your tenant(s) and remain the main resident.

Renting to more people

For renting beyond that, Amersfoort works under the Environment Act with the environmental permit; whether you need one depends on the address (use the national permit check). Zonal spacing rules apply: in the city centre room rental is in principle allowed, in zone 1 there must be at least three 'ordinary' homes between rental properties, and in zone 2 at least five. With five or more rooms a fire-safety notification applies, and parking norms may require extra spaces.
