Renting out in Utrecht

Utrecht is the student city par excellence: more than 70,000 students of Utrecht University and the HU University of Applied Sciences come here daily, and roughly one in ten Dutch students study here. Pressure on the room market is the highest in the country: the SSH waiting time runs to around 21 months. Popular areas include Wittevrouwen, the Vogelenbuurt, Oudwijk and the more affordable Lombok.

Hospita rental: permit-free

You may rent to at most two people without a permit, provided you live in the home yourself and own at least 50%. Beyond that you need the full set of permits.

Renting to more people

Converting to non-self-contained housing for more than two people requires both a conversion permit and an environmental permit. Requirements: at least 18 m² of usable floor area per resident, sound insulation to standard, a fire-safety notification and often compensation. The municipality assesses clustering at street level (case by case): too much room rental in one part of a street is discouraged. For a parent buying for a studying child, a temporary arrangement of up to five years exists.
