Notice periods & termination
It's good to know how and when you can end a rental contract, both as host and as tenant. The rules for hospita rental differ from regular rental.
Important: the 9-month trial period below applies only to the hospita contract, so not to every contract type. Renting out with a different contract (self-contained or shared facilities, indefinite or fixed term)? Then there is no trial period and different termination rules apply. With a fixed-term contract the tenancy ends on the agreed end date, provided you notify the tenant on time and correctly; with an indefinite contract the tenant has regular rent protection from the start and you can only give notice on legal grounds. See the details per contract type at Which contract type?.
Notice periods for the hospita contract
During the trial period (first 9 months)
- Tenant: Can terminate with 1 month notice
- Host: Can terminate with 3 months notice. No reason required.
After the trial period
- Tenant: Notice period stays 1 month
- Host: After the trial, the tenant has regular tenant protection. You can then only terminate with a legally valid reason (such as urgent personal use).
How to terminate
Termination is always done in writing, by letter or email. State the end date clearly and respect the notice period.
Besides the official notice to your tenant or landlord, it's important to also update the end date on Hospi Housing, in your Tenants or My stay overview. That way Hospi Housing knows when the rental ends, so we can get in touch and arrange the deposit return.
Changes during the rental
Want to adjust the rent or change house rules? That's possible, but only with mutual written consent. Record all changes as an addendum to the contract.
