Homestay in Eindhoven: rent a room with a host or rent yours out

Homestay in Eindhoven

Brainport is growing faster than the housing stock. Rent a room with a host who lives there too, or rent out your own spare room to a student or knowledge worker: the municipality of Eindhoven sees homestay rental as the route for owner-occupiers.

Why homestay rental works in Eindhoven

Eindhoven passed 250,000 inhabitants in 2025 and is the fastest-growing city in Brabant, driven by Brainport and ASML. TU/e attracts many students and knowledge workers, but the room shortage is severe: in the autumn of 2024 hundreds of students gave up enrolling for lack of housing. The municipality works with Hospi Housing to encourage homestay rental.

The rules in Eindhoven

In Eindhoven you need no permit if you own the home (or rent from a corporation with permission), have lived there for at least a year, rent out to at most one person and share the kitchen, toilet and bathroom.

Homestay rental is permit-free

To one person, possibly with at most two children of that person, if you have lived there yourself for at least a year. The statutory nine-month trial period applies here too.

From three rooms or residents

An environmental permit is then required and a distance rule of 30 metres to existing room rental applies. Since 1 January 2026 neighbourhoods like Woensel-West and Doornakkers are closed to new room rental; homestay rental falls outside that.

National rules apply too

Up to €6,633 a year tax-free through the room rental exemption, and no effect on your benefits.

Together with the municipality of Eindhoven

The municipality of Eindhoven and Hospi Housing work together to widen the supply of rooms for students and make better use of the existing housing stock. The Eindhoven urban region also backs homestay rental, and housing corporation Woonpartners works with Hospi Housing.

Can I rent out a room in Eindhoven to a TU/e student?

Yes. As an owner-occupier you rent out permit-free to one person, provided you have lived there yourself for at least a year and you share the kitchen, toilet and bathroom.

Does the 30-metre distance rule apply to live-in hosts too?

No. The distance rule and the closed neighbourhoods apply to room rental with an environmental permit, from three rooms or residents. Homestay rental to one person falls outside it.

How much does a homestay room in Eindhoven cost?

It differs per room; the current rents of the rooms on this page come straight from the platform. You share facilities with your host, which usually makes a homestay room cheaper than a studio.
