Deposit return process
Getting your deposit back should go smoothly, as long as you leave the room in good condition and have kept to the agreements. Here's what to expect.
How does the deposit return work?
- Final inspection: At departure, you walk through the room together with your host. The condition is compared to the inspection report from when you moved in
- Assessment: Your host checks whether there's damage beyond normal wear and tear
- Repayment: After the final inspection, your host returns the deposit (minus any deductions) within a maximum of 2 weeks
Deposit paid via Hospi Housing?
Did you pay your deposit via Hospi Housing? Then we handle the return for you. At the end of the rental period, we transfer the deposit back within 14 days (the legal term). Does your host want to withhold part of it for damage or unpaid rent? They submit this with a reason via the platform; if you agree, we transfer the remaining amount to you. That keeps the return safe and transparent.
When can deductions be made?
Your host may only deduct costs from the deposit for:
- Damage beyond normal wear and tear: A hole in the wall, a broken door, burn marks: these costs are your responsibility
- Outstanding rent: If you still owe rent
- Cleaning costs: If the room isn't left clean
Your host must substantiate any deductions with photos and a cost breakdown. Without evidence, nothing may be deducted.
What is normal wear and tear?
These are things you can't avoid with normal use:
- Light scratches on floors
- Minor wall discolouration from sunlight
- Wear on door handles or switches
- Normal wear on furniture
Normal wear and tear is not a reason to withhold the deposit.
Disagree with deductions?
Don't agree with what's being withheld from your deposit? Here are your steps:
- Discuss it with your host, since sometimes it's just a misunderstanding
- Refer to the inspection report from when you moved in as evidence
- Contact Hospi Housing, and we can help mediate
- As a last resort, you can go to the Rent Tribunal (Huurcommissie) or civil court
Tips for a smooth deposit return
- Take photos of the room when you move in, that's your proof
- Leave the room clean and in good condition
- Make sure there's no outstanding rent
- Schedule the final inspection well in advance
