Deposit (tenants)
When you move in, you'll pay a deposit (also called a security deposit, or 'borg' in Dutch). It protects your host against damage or unpaid rent. Here's everything you need to know.
How much is the deposit?
The deposit is usually one month's rent, and by law your host can ask for a maximum of 2 months' bare rent. The exact amount is stated in your contract.
Pay your deposit via Hospi Housing
You can pay your deposit safely via Hospi Housing, and we strongly recommend it. We then hold the deposit throughout the whole rental period, so the money is kept safe and can't simply be used. At the end of the rental, we take care of a correct and timely return, which gives you and your host extra security.
When do you pay?
The deposit is usually paid before or at the key handover, together with the first month's rent. Make sure you get a written confirmation of payment.
What is the deposit for?
The deposit covers any potential costs at the end of your stay, such as:
- Damage to the room beyond normal wear and tear
- Outstanding rent payments
- Cleaning costs if the room isn't left clean
Leave the room in good condition and pay all your rent, and you'll get the full deposit back.
Protect yourself: inspection report
When you move in, take photos of the room and note any existing damage. Ask your host to do this with you and to sign an inspection report. That's your proof of the room's condition at the start, and your best protection when it's time to get your deposit back.
Getting your deposit back
When you move out, your host should return your deposit within 2 weeks of the final inspection, minus any justified deductions. Read more about the deposit return process.
Important tips
- Never pay the deposit in cash without a receipt
