What is the homestay rental contract?

What the 9-month trial period means

What happens after the 9 months?

After the trial period ends, the tenant receives tenancy protection under Dutch law. This means the host can no longer simply terminate the agreement. Termination is only possible under specific legal grounds defined in Dutch civil law.

The trial period therefore gives both parties time to determine whether the living arrangement works before full tenant protection applies. It is one of the main reasons host give why they start renting.

Upcoming homestay rental law

The Dutch government is working on a legislative change intended to make hospitaverhuur more attractive. A key proposal is that hosts will be able to combine the 9-month trial period with a temporary contract of up to 5 years.This means that after the initial trial period, the contract could continue as a temporary rental agreement.

The new law is expected to take effect around July 2026 or January 2027. Hospi Housing will update its contracts once the legislation comes into force.
