Contract types (tenants)
Understanding your rental contract matters, because it spells out your rights and obligations. Here's what to know about the contract types you'll come across at Hospi Housing.
The hospita contract
This is the standard contract for hospitaverhuur (home-sharing), when you rent a room in a home where the owner also lives. It has a few unique features that benefit both you and your host:
9-month trial period
The most distinctive feature of the hospita contract is the 9-month trial period. During this time:
- You can end the contract with 1 month's notice
- Your host can end the contract with 3 months' notice, without needing to give a specific reason
This trial period protects both sides. If it doesn't work out, neither of you is stuck.
After the trial period
After 9 months, you receive regular tenant protection (reguliere huurbescherming). This means:
- Your host can only terminate the contract with a legally valid reason (e.g. urgent personal use of the room)
- Your notice period stays at 1 month
- You have strong legal protection as a tenant
Regular rental contract
If your host doesn't live in the same property, a regular rental contract applies instead of a hospita contract. This gives you tenant protection from day one, but with different rules. At Hospi Housing, most contracts are hospita contracts, since our hosts live in the same home.

- Names and details of you and your host
- Description of the room and shared spaces
- Monthly rent and what's included
- Start date and trial period
- Deposit amount and conditions
- Notice periods
- House rules
