Renting out in Maastricht
Maastricht is a strongly international student city: Maastricht University draws a large share of foreign students, and the national government even asked the university to slow international intake because of housing pressure. Every year the room shortage peaks in August and September. Pressure concentrates in and around the centre, the Jekerkwartier and Wyck, which explains one of the strictest room-conversion regimes in the country.
Hospita rental: permit-free
Hospita rental is possible without a permit if you live in the home yourself and are registered there, you are the 100% owner, and you rent out at most two rooms of at least 5 m². That is slightly more generous than the strict 'one tenant' rule you see in some cities.
Renting to more people
Conversion or splitting requires an environmental permit, and Maastricht is strict. The home must be larger than 140 m² and at least five years old, a clustering rule applies (at least four homes without room rental between two rental properties), and there is an annual quota, the '40-40-40 scheme', with a maximum of 120 student rooms per year. Applications open on the second Tuesday of January at 09:00.
