From now on, you decide which contract type you offer your tenant at Hospi Housing. We recommend what fits best, you stay in control, and we warn you if a choice is not possible or not wise.

Every rental situation is different. One host rents out a room in the home they live in themselves. Another rents out a room in a property where they do not live. Sometimes a hospita contract is the best fit, and sometimes another contract makes more sense. That is why, from now on, you can choose which contract you offer through Hospi Housing.

We show you the options that fit your situation, give you a clear recommendation and warn you if a choice is not possible or not wise. That way, you stay in control, without having to figure everything out by yourself. In this blog we'll explain how.

What is changing?

Until now, we mainly worked with one standard route: the hospita contract. This fits many hosts, because they rent out a room in their own home.

But in practice, not every situation is exactly the same. Sometimes the landlord does not live in the property. Sometimes another rental setup applies. And sometimes the situation needs extra attention, for example because a temporary contract is not always possible.

That is why we now show you the contract options that match your situation. For each option, we briefly explain what it means. And we always show which contract we recommend.

Which contracts can you offer?

The contracts you see depend on your situation. The main options are:

The hospita contract This is the contract for hospitaverhuur: renting out a room in the home where you also live yourself. The main advantage is the nine-month trial period. During this period, you can end the rental agreement relatively easily if the match turns out not to work. After the trial period, the tenant receives regular tenant protection.

A regular rental contract Do you not live in the property yourself? Then it is usually not considered hospitaverhuur. In that case, different rules apply and a regular rental contract is often the better fit. The tenant generally has more protection, and the options to end the contract are more limited.

A fixed-term or open-ended contract In some situations, a fixed-term contract may be suitable. But since the law changed, a temporary rental contract is no longer possible by default. An open-ended contract is more often the standard. That is why we clearly show when a temporary option is possible, and when it is not.

For every new rental, we show you which contract we recommend and why. We base that recommendation on the information we have from you, such as:

In the end, you choose which contract you offer. But if you choose an option that does not fit your situation, or means you lose important benefits, we will warn you.

For example: the nine-month trial period only applies to hospitaverhuur. If you choose another contract, that flexibility may no longer apply. And a temporary contract is not allowed in every situation.

This helps you make an informed choice, with the most important pros and cons clearly laid out.

Why we are making this change

We want renting through Hospi Housing to be as clear and safe as possible. We also want to give hosts and landlords the freedom to choose their own contract. At the same time guiding you better in the choices you make.
