Tip 1: Photos are crucial
Before taking photos of the room, it's important that the room looks clean and tidy. A messy room doesn't appear attractive and may discourage potential candidates. Upload between 4 and 10 photos and pay extra attention to areas or features that are relevant for a potential tenant. So, no need to add a close-up of your toilet, but definitely include a photo of your grand garden. In addition, daylight provides the most natural and bright photos.
Tip 2: Description of the room
Improve your profile by adding a profile picture and additional information. Use the description of the household and the advertisement to highlight all benefits of the room you are offering. Potential tenants want to know where they might be living. Where is the accommodation located? What type of housing is it? And why does this accommodation suit the tenant you are looking for? Don't be shy in adding more information!
Tip 3: Broaden your search criteria
You might have a picture in mind of your ideal candidate, which is good. But if your search preferences are too strict, chances to find a match can be low. To reach more potential tenants, set gender and languages to any, broaden the age range and rethink your total rental price.
Tip 4: Start searching before the start of a semester
From May until August and in December & January the amount of students looking for a room spikes. This has all to do with the start of the semesters in September and February. In these months your chances for finding a suitable tenant are much higher then in other months. We always advice to start searching in May, June, July, December or January to increase your chances for enough responses from candidates you are looking for.
