Housing Corporation Rijswijk Wonen will make homesharing easier. They start with a pilot to allow Homestay Rental and Friendswonen. Hospi Housing is assisting Rijswijk Wonen in setting up and rolling out this pilot.
Housing Corporation Rijswijk Wonen has launched a pilot project to make homesharing easier—and even to encourage it. The corporation is starting by permitting Homestay Rental and Friendswonen. With these initiatives, Rijswijk Wonen aims to help more people secure a temporary home. Hospi Housing is assisting Rijswijk Wonen in setting up and rolling out this pilot. Homestay Rentals at Rijswijk Wonen
With homestay rentals, you rent out a room in the home where you live. You share facilities—such as the kitchen, bathroom, or toilet—with your tenant. It doesn’t matter whether you live alone, with a partner, or with a family; Rijswijk Wonen permits host rentals regardless. You can rent one room in the house or apartment where you live to one person and are free to charge a rental fee. However, you must first obtain permission from Rijswijk Wonen, and several conditions apply:
- Minimum room size: You must have a bedroom of at least 9 m².
- No arrears: You must not have any outstanding payment arrears with the corporation.
- Primary tenant status: You must be the primary tenant of the home and have rented it for longer than one year.
- The rental price is calculated using the point system (WWS), and Hospi Housing is available to assist with this.

Rijswijk Wonen Covers the Costs for the Required Permit
The municipality of Rijswijk supports Rijswijk Wonen’s homesharing policy and is working to broaden its own home-sharing regulations. It is expected that, from the end of 2025, new rules will apply to the temporary rental of part of a home—meaning that a permit will no longer be required for host rentals.
Until then, however, a permit is still required for homestay rentals. Since neither the municipality, the corporation, nor Hospi Housing want to wait, the costs for this permit will be covered. We also ensure that the application process is as fast and smooth as possible.
Friendswonen: Share a Home with a Friend
Do you want to live with someone you know well? Friendswonen is increasingly becoming a popular solution. In this arrangement, each person has their own bedroom, while the kitchen, bathroom, and living room are shared. You sign one rental contract together and split the rental costs. Rijswijk Wonen has set the following conditions for Friendswonen:
- Age requirement: Both tenants must be 21 years or older.
- Registration: Both tenants must be registered with Woonnet Haaglanden.
- Income limits: The combined gross income must be between €37,625 and €52,671.
- Duration: You must live together in the home for at least one year.
