You have a room available, and now what?
There are as many as 3 million unused rooms in the Netherlands, so there’s a good chance you have a room available. Think of an attic room, study, or a room belonging to a child who has moved out. It could also be that you are often away due to work, your partner, or travel, leaving the house or part of it frequently empty.
In these cases, homestay rental can be a solution. With homestay rental, you temporarily rent out a room or part of the house in which you live. This does not mean you are responsible for laundry and dinner as in the past. Apart from renting out the room, you don’t have to do much. However, it is important that you are registered at the address. Homestay rental is not intended for renting out a second or third property or for student houses.

Why would I rent out a room?

Can I just rent out a room in my house?
Yes, almost anyone in the Netherlands can become a host and rent out a room in their home. Due to the housing shortage, the Dutch government actively encourages homestay rentals. On the government’s website, you can find an extensive checklist of what is and isn’t allowed and what to consider. Also, homestay rental is permitted without a permit in most municipalities and is even encouraged. Read more about the rules in your municipality in this blog.
More and more housing corporations allow homestay rentals, and thanks to a proposed law change by the Ministry of Interior Affairs, most mortgage lenders are considering allowing homestay rentals as well. Homestay rental usually does not affect your AOW, healthcare or rent allowance. Most insurers allow homestay rentals, although sometimes you need to ask for permission or report it.
