December news update: From Idea to Coalition Agreement

Homestay renting appears in the coalition agreement. This December update reflects on key milestones and looks ahead to 2026.

December is a time for reflection and looking ahead — and this year, with good reason. What started as an idea seven years ago is now clearly recognised: homestay renting has been included in the preliminary coalition agreement. Right on page two. A major milestone.

Homestay renting firmly on the political agenda

The agreement between D66 and CDA explicitly states that home sharing should be made easier and barriers to homestay renting should be removed. After years of advocacy, media appearances and collaboration with municipalities and hosts, homestay renting is now widely recognised as part of the solution.

Support has grown across the political spectrum, spreading steadily like an oil stain.

On stage at the Day of Public Housing

This growing recognition was also evident at the Day of Public Housing. Together with our partners from Geef Tijdelijk Thuis, we hosted a stand — and as a highlight, Joost joined Minister Mona Keijzer on stage in front of more than 2,000 professionals.

The minister’s message closely aligned with our mission: “By making better use of existing housing stock, the housing problem can be solved in one go.” A proud moment and an important confirmation of our work.

Looking ahead to 2026

While this milestone makes us proud, there is more to come. In 2026, several municipalities will launch large-scale campaigns and the new homestay rental law is expected to come into force.

There was also practical progress: the tax-free rental income threshold for 2026 has been set at €6,633, and the municipality of Groningen announced it will not actively enforce current rules until new regulations are introduced.

Team growth and community

To start the new year strong, Jip and Sophia joined the Hospi Housing team, led by Flavia. They will support hosts and ensure a smooth rental experience. At the same time, we said goodbye to Vera, who played an important role for many hosts.

Finally, the Homestay Hotspot events in Utrecht and Wageningen once again showed the power of sharing experiences and learning from one another.
