Renting out in Oldenzaal

Oldenzaal is a characterful town in Twente with around 31,800 residents. It isn't a university city (most student pressure sits in neighbouring Enschede), but starters, workers and labour migrants look for housing here too, and the market is tight. Renting out a room can add just that bit of extra space in the region.

Hospita rental: national rules apply

Oldenzaal has not published its own detailed room-rental policy. For hospita rental the national rules therefore apply: you live in the home yourself, you rent out at most one room to one person, you record a written rental contract, the room is large enough and fire-safe, and the first nine months count as a trial period. For a single hospita room a permit is usually not needed.

Renting to more people

If you want to rent to several people or convert a home into rooms, check with the municipality in advance what's possible. Municipalities may set extra conditions or a permit requirement, even though Oldenzaal hasn't prominently published one. A quick call or email avoids surprises.

Official info: Sociaal Plein Oldenzaal: hospita rental (in Dutch). As of June 2026. Always check the current rules with your municipality.

For the national rules, see General rules for room rental. Also check the impact on your municipal taxes.
