Insurance for hosts

As a host, it's important to have your insurance in order before your tenant moves in. A few phone calls upfront save you a lot of hassle later.

Which insurance to check?

Contents insurance

Let your insurer know that you're renting out a room. Some policies don't cover damage by residents as standard. Ask whether your policy needs adjusting.

Liability insurance

Check whether your liability insurance applies once you have a tenant in the house. In most cases this is no problem, but it's good to verify.

Building insurance (owned property)

Own your home? Then report the room rental to your building insurer as well.

Tenant's insurance

Advise your tenant to take out their own contents insurance and liability insurance. It's not mandatory, but it's wise. The tenant's belongings aren't covered by your insurance.
